After spending long years in the USA, Bangalore, Chennai and a few other places, I moved back to Kochi to live the rest of my life close to my home town. I decided to move into an apartment close to Kochi city so that I could restart my life without losing the advantages of the urban life I enjoyed till then. Before finalising the exact place to live, I decided to find the best builders in the city, and this article is the outcome of my research to find the best builders in Kochi. 

This is how I started my apartment hunting. While the location is important, I wanted to give weightage to the builder and the community. I preferred new apartment projects built in the last 5 years. 

To understand the building standards of various builders and the community, I visited several apartment projects in the city. My preferences were in the following order:

  1. The reputation of the builder
  2. Age of the apartment. Newer the better.
  3. Community (a middle-aged, middle-class community with a lot of children)
  4. Amenities (swimming pool, large play area, walking space, badminton or table tennis court, community hall, lot of green space etc)
  5. Cost
  6. Number of Projects under the builder (I wanted to avoid small, new builders for obvious reasons)

As you can see in my list of preferences, the reputation of the builder was of utmost priority for me. For my wife, the community was more important than the builder. Kids preferred the play areas and amenities. So, we had to look for an apartment that provides all of these and at the same time constructed by a reputed and well-established builder in Kochi.

In recent years, there has been a notable surge in the registration of new projects with real estate regulator K-RERA. Kochi and Thiruvananthapuram dominate the sector, contributing significantly to the annual business. Even though the resale value and real estate market were not my priority, I did spend some time evaluating the market in Kochi. Let me share my thoughts on the same for the benefit of new home buyers in Kochi.

Real estate growth in the state has been greatly aided by the introduction of a new class of home buyers, increased demand for commercial space in Tier-II towns like Kochi and Thiruvananthapuram, and higher levels of transparency and accountability.

According to K-RERA's latest data, the number of newly registered projects in the calendar year 2023 saw a notable rise. The number of registered projects in 2022 was 159. The count had reached 211 by 2023. In 2023, a grand total of 191 projects were finished. Registrations in the residential apartment segment reached their peak during the year with 122 projects. Out of the total, 56 projects were villas, and 21 were registered plots. During 2023, there were a dozen projects that featured both residential and commercial spaces.

Here are some of the reasons why Kochi is the preferred real estate destination in Kerala

IT Companies

Kochi is one of the Indian cities that is rapidly emerging. Kochi not only has significant industries and trade businesses but also serves as the base for many IT companies. Additionally, there is a Special Economic Zone (SEZ) in this city for software firms and other commercial ventures. These are important job hubs for people in Kerala and across India. Hence, numerous individuals move to Kochi to pursue job prospects and advance their careers. The Infopark and SmartCity are home to several prestigious IT companies. Even though I had no plans to work any more, these IT parks were always on my radar. Maybe my children would take up jobs in these places.

Everyone is aware of the significant influence infrastructure development has on the real estate market. Businesses are attracted by infrastructure, resulting in a requirement for commercial and residential property development.

There are multiple infrastructure projects in the pipeline for Kochi. The city is enhancing its connectivity with other cities, both within Kerala and across other states, through the construction of roads and highways.

Kochi's transportation sector has experienced a significant development with the establishment of Kochi Metro Rail Limited (KMRL). By linking the islands and the mainland, the Water Metro project seeks to reduce traffic congestion and enhance the city's connectivity.

The infrastructure facilities, such as the Water Metro service of Kochi Metro Rail will bring a massive upgrade to the public transit system. Areas such as Vyttila, Marine Drive, Maradu, and Palarivattom will experience improved connectivity, benefiting both the city and neighbouring towns. Residents, visitors, and support staff in these areas will experience significant benefits from the increased mobility. Residents will experience a better quality of life due to the significant impact on property valuations in those areas.

It's important to take into account both short and long-term factors when thinking about the location. City living provides the convenience you would prefer for the latter.
